The first step in the buying process is a very important one, which
will set the stage for your entire home buying experience: selecting
your Realtor.;Naturally, you're looking for knowledge
and experience. I think these ingredients are also important:
an old fashioned work ethic, strong negotiating skills, effective
communication skills, respect of other Realtors in the community,
advanced credentials such as Realtor designations, a proven track
record and ability to provide references.;I offer all of
that.
If
you noticed the ABR after my name, that stands for Accredited
Buyer Representative, the benchmark of excellence in buyer
agency service. It lets you know that I have been specially
trained in locating suitable properties, in contract negotiation,
and in settlement procedures.
I'll
discuss the laws of agency with you and make sure
you understand all of your available choices; You should
fully understand your right to be represented and what that means
to you. If I represent you in a transaction, I have fiduciary
responsibilities to you as my client: LOYALTY, OBEDIENCE, DISCLOSURE,
CONFIDENTIALITY, ACCOUNTABLILITY, AND REASONABLE CARE AND DILIGENCE.
I'll
guide you through the pre-qualification process and introduce
you to a select group of lenders. After learning about your
wants and needs in a home, I'll research, preview, and
select those homes that have the best fit, providing you with
the information you need to make an informed offer. I will
prepare the offer to purchase and present it on your behalf.
Once final negotiations are complete, I will monitor your
loan in progress to ensure that all parties are doing their
job and your time frames are adhered to. I will also help
you with the selection of your closing attorney, handle
all the details and monitor the closing activities
to ensure that nothing is overlooked.
Selecting
Your Lender/Pre-Qualification/Pre-approval
It
is important to determine your borrowing power and comfort zone
before beginning the actual home search.; Because the market
in the Charleston, SC area is so brisk, we recommend our clients
begin the pre-approval process right away.; Should more
than one purchaser show interest in a particular property, being
pre-approved might just be the item that convinces the seller
to entertain your offer!
I'm
happy to introduce you to local area lenders so that you can
begin the pre-approval process.
